ACQUISITIONS & DISPOSITIONS

At Catalyst, one of our core functions is negotiating “off-market” commercial real estate acquisitions for our Investor Partners. We are able to negotiate favorable terms due to our strong track record of closing and our excellent relationships with Brokers. While Catalyst is generally a “long-term” holder of real estate, we also specialize in strategic dispositions and 10/31 exchanges so that we can maximize the returns on our Capital.

ASSET MANAGEMENT

Catalyst utilizes professional 3rd party property management for all its assets. However, Catalyst provides Asset Management services which include project management for renovations and capital expenditures, tax filing and accounting reconciliations, profit distributions, strategic re-capitalizations, entity compliance, and other essential functions.

DEBT & EQUITY ADVISORY

One of Catalyst’s competitive advantages in the marketplace is its unique and up to date knowledge of the debt and equity markets. In addition to arranging the debt and equity on behalf of our Investors, we also provide 3rd party commercial mortgage brokering services.

CATALYST CONSULTING

At Catalyst, we prioritize investing back into the commercial real estate community. One way we do that is via our “Portfolio Growth Consultation” or “Deal Coaching” service. We are looking to mentor and train the future leaders of CRE in San Diego. For one fixed fee, we will provide consulting services to individuals interested in building their own portfolio of real estate. This will include sharing our “Best Practices” in deal prospecting, relationship building, negotiation/sales, capital raising, financing, construction/project management, asset management and dispositions.

FAMILY REPRESENTATION

All too often when a family inherits a property that they want to sell, they make a big mistake. They devide to handle the interview process themselves. This is problematic because many brokers out there prioritize their commission over achieving the best price for the family. Furtherore, if its the Family's only asset, the broker has no incentive to overdeliver. That is why Catalyst began its "Family Representation" practice.
